Snow service guide
What 40 clears means.
We count driveway visits during the November through April service season, including repeat trips when snowfall continues.
The number is a seasonal visit limit
We count one clear as one driveway visit, not one snowstorm. The seasonal plan runs November 1 through April 30 and includes up to 40 visits. Forty is a cap, not a promise to use every visit.
Forty clears covers a heavy Park City winter with room to spare. Light snowfall can leave visits unused, while continued storms use the allowance faster.
Dispatch and repeat visits
The morning route begins when snowfall reaches three inches, and enrolled driveways join the route. We start early and follow the same route order during each storm. Clearing is early morning service, not a set arrival time; snow and route conditions affect how long each round takes.
When snow keeps accumulating after a first pass, we return to clear again. Each return counts as another visit, so one long storm can use several of the 40 clears. A short storm may need one pass; prolonged snowfall can call for repeat trips.
What your plan includes
We clear driveways with a compact tractor and snowblower, using markers to protect lawns and sprinkler heads. Jeremy Ranch and Pinebrook are active service areas; other areas are by waitlist. The rate is seasonal, with no storm surcharges.
Enter your driveway details on the snow page to see a starting rate. Driveway size, address and access affect the estimate. You can select walkways and front steps; longer walks, many stairs or a deck need an on-site review. Confirm the included areas, visit count and service dates in the terms before enrollment.
When comparing plans, ask what triggers dispatch, whether a return pass counts again, which walkways are included and how continued snowfall is handled. Also ask what applies near the seasonal limit. You can tell us about vehicle access and commute or flight concerns during the property walk-around.
Your car count and walkway choices affect the estimate. We review the property before signup and confirm the exact rate at the walk-around.
HOA rules differ. Check yours and tell us.
