435 started out as PC Mow Bros, mowing lawns around Park City. Now it's 435 Property Management, and this winter we're bringing the same local crew and the same text-us-anytime service to your driveway.

No call center, and no crew driving up from the valley after the roads open. When it snows, it's us on your street.

Here's how it goes.

  1. 3" of snow
    You're on the routeOnce it hits 3 inches, your driveway is on that morning's route. You don't have to call.
  2. Early AM
    We head outThe route starts in the early morning and runs in the same order every storm, so your timing stays about the same.
  3. Your drive
    Blown cleanA compact tractor and snowblower throw the snow off to the side. Our markers help keep us off your lawn and sprinkler heads.
  4. Still dumping
    We come backIf it keeps snowing, we loop back and clear again. Each visit counts as one of your clears.
  5. Anytime
    Text usCar in the driveway, gate code changed, early flight? Text 435-901-7709 and it goes straight to us.

What time will you get to my driveway?

We start early on snow mornings and run the route in the same order every storm, so your timing stays about the same. We don't promise an exact clock time, because heavy snow that keeps falling can push later stops back. Early commute or a flight? Tell us at the walk-around and we'll plan for it.

What counts as one clear?

One visit to clear your driveway. Your season includes up to 40, November 1 through April 30. Forty clears covers a heavy Park City winter with room to spare, so most seasons never come close.

What happens on a huge storm?

We keep working the route and come back to clear again as the snow keeps falling. Each return visit counts as another clear. No surcharge for big storms.

My driveway fits more than 8 cars.

How do walkway rates work?

Check the walkway box and we add a starting price to your estimate. We confirm the real price when we walk it with you. Very long walks, big stairs or decks are priced on site.

Do you clear snow outside Jeremy Ranch and Pinebrook?
